1. Foreign Property Ownership & Title Deeds
Land in Vietnam is owned collectively by the people and administered by the State. Foreign nationals cannot own freehold land titles, but statutory instruments provide structured long-term rights for both residential buyers and long-term tenants.
The 30% Foreign Quota (SPA)
Under the Housing Law, foreign nationals entering Vietnam legally can purchase up to 30% of residential units in any approved commercial condominium on a renewable 50-year Sale & Purchase Agreement (SPA).
Long-Term Lease (LTL) Contracts
Landed villas and townhouses outside foreign condo quotas cannot issue a Pink Book (Sổ Hồng) to foreign individuals. Possession is structured via registered 50-year corporate lease agreements.
Standard Expat Tenancy
Standard leasing mandates bilingual drafting, upfront utility baseline benchmarks (EVN tariffs), security deposits held in escrow, and mandatory landlord police portal declarations within 24 hours.
2. Macro Rental & Acquisition Benchmark
Rental yield metrics, square-meter valuations, and local landlord dynamics vary substantially between the central coast and the two metropolitan hubs.
